Decoding Property Tax in 2019

Tony made his first appearance on the Hamilton Fraser Property Podcast back in 2017, since when there have been a number of changes within the property industry.

Invited back by Hamilton Fraser CEO Eddie Hooker and Paul Shamplina of Landlord Action, they ask the question, what does property tax look like in 2019?

Tony, Eddie and Paul discuss everything from business planning to the types of taxes landlords pay and section 24 – what does this mean for landlords, the best status for a landlord to set up their portfolioHMRC guidelines and practice, and they also cover landlord expenses.

In this episode, Eddie and Paul mix things up by asking Tony the question… If you could make one new property-related law, what would it be? Find out here!

Question of the Month & Publications

How do I know that you’re not charging me for something I don’t need?

We will only take you on as a client if we should, not simply because we can. In real terms that means portfolio landlords who will see a return on their investment (our total professional fees) within an agreed timeframe, are already higher or advanced rate taxpayers, are about to become so because of S24 etc., or for such other business reasons that we agree between us.

What our clients say…

Less Tax 4 Landlords have been excellent in helping me restructure my property business in a more tax-efficient way and providing advice on possible future directions for growth and development, not to mention proper succession planning for the future. Certainly, they are keenly interested in helping landlords grow and develop their portfolios, being property landlords themselves. Without their dedication and diligence, all the new legislation designed to shut down small landlords in favour of big corporate operations would have stopped me in my tracks and put a bunch of struggling young professionals out of a home. Having all their expertise on call, is most reassuring, giving me confidence that I’ll weather whatever the government throws at us. .Thanks Guys, your effort is much appreciated.”

Did you meet us at the Landlord Investment Show at Olympia on Thursday 21st March? Here’s what to expect next…

Thank you for visiting us at the Landlord Investment Show in Olympia on Thursday 21st March.

We hope you had a good day and found the event informative and helpful.

We were thrilled to have met so many of you either in the seminar room at one of Tony’s tax talks, or at our Less Tax 4 Landlords stand, where hopefully you got the opportunity to talk to one of our consultants about your property business in more detail and understand a bit more about how we can help you run a professional property business.

The Government Panel Debate, chaired by publisher and broadcaster Andrew Neil was a huge success and the auditorium was packed out.  The panel included the Rt Hon Iain Duncan Smith, Tony Gimple (Founding Director, Less Tax 4 Landlords), Paul Mahoney (Managing Director, Nova Financial) and Sarah Davidson (Knowledge and Product Editor at MailOnLine’s This Is Money).

The panel was filmed and we will be sharing this with our subscribers as soon as it’s released. If you are not already on our database you can subscribe here.

Our stand was also very busy on the day and we are pleased to have spoken with over 100 landlords.  If you were interested in an assessment with us but didn’t get a chance to fill out one of our forms at the show, then you can still do so here!

What happens next?

Following an assessment and depending on if we believe we can help you run a professional property business, you may be invited to attend our exclusive and interactive round table seminar held at Browns Covent Garden on the 8th April 2019.  This event is for portfolio landlords and property investors who have, or who are in the process of reviewing their property business with Less Tax 4 Landlords, or who have otherwise been invited personally by the Less Tax 4 Landlords Team or one of our clients or partners.

For more information about this event please visit our Eventbrite page here.

LT4L News: Issue #02

Welcome to our latest edition of LT4L news, where you’ll find information on optimism for the UK housing market, views on what 2019 looks like for landlords and much more.

Olympia Government Panel: Watch the whole debate

On the 21st March at the National Landlord Investment Show, the Rt Hon Iain Duncan Smith MP joined a panel of experts, including Less Tax 4 Landlords founding director Tony Gimple, to discuss Government policy, intervention and the future of the Buy to Let market.

Chaired by BBC politics presenter Andrew Neil, the panel also featured Paul Mahoney (Nova Financial Group) and Sarah Davidson (Knowledge and Product Editor at the MailOnline’s money section, This is Money).

The debate ranged over a wide variety of pertinent topics, such as Brexit and housebuilding, as well as the obstacles homeowners and landlords currently face.

The panel’s three expert panellists were unanimous in voicing optimism for the UK housing market over the next five years, with some of them believing market fundamentals to be strong and supportive, despite apparent political uncertainty in the present.

Mr Duncan Smith, former leader of the Conservative party, used the debate as an opportunity to voice his concern about housing policies implemented in recent years. He believed former Chancellor of the Exchequer George Osborne’s economic policies “had led to landlords scaling back or even leaving the sector entirely”.

If you missed the debate, you can now watch the full 86 minutes here.

Less Tax 4 Landlords also exhibited at the event, and we were thrilled to meet so many landlords and aspiring property investors on the day. If you connected with us at the event, either at our stand or at one of our Tax Talks, we’ve put together a short article explaining what to expect next.

1) My accountant says that by 2020/21 my tax bill will be higher than my profit. Could this be true?

1) Where do I stand on Capital Gains Tax if I try to buy a Buy To Let property with cash, put it in my children’s names (all under 18) and use their annual tax free income allowance?

2) Can a landlord over charge council tax to a tenant?

Questions for Tony in this episode include:

1) We have three Buy To Let properties with no mortgages. I’m a higher rate tax payer. What are my options with regards to [my] properties?

What our clients say…

“I first encountered Less Tax 4 Landlords at a Property Conference along with other rival companies. During their presentation I quickly realised that their eye-catching slogan (Less Tax 4 Landlords) was part of a much bigger and extensive organisation, supported by three professional companies including The Bailey Group Chartered Accountants which made them stand out from the competition as they provided a comprehensive range of professional Landlord services that others did not.

Over several meetings with LT4L I learned to understand the importance of a business plan, business model and business structure through to succession planning. When they had opened my eyes to the bigger picture I decided to invest time and money to be part of their community.
