Portfolio Landlord Week

We’re pleased to be supporting Portfolio Landlord Week on the property discussion forum PropertyTribes.com

The gap is widening between small landlords (3 or less properties) and portfolio landlords (4 or more properties) in many areas including tax, finance, and mindset.

Property Tribes will be presenting a week of content exploring these issues, starting today.

Decoding Property Tax in 2019

Tony made his first appearance on the Hamilton Fraser Property Podcast back in 2017, since when there have been a number of changes within the property industry.

Invited back by Hamilton Fraser CEO Eddie Hooker and Paul Shamplina of Landlord Action, they ask the question, what does property tax look like in 2019?

Tony, Eddie and Paul discuss everything from business planning to the types of taxes landlords pay and section 24 – what does this mean for landlords, the best status for a landlord to set up their portfolioHMRC guidelines and practice, and they also cover landlord expenses.

In this episode, Eddie and Paul mix things up by asking Tony the question… If you could make one new property-related law, what would it be? Find out here!

Questions for Tony in this episode include:

1) I purchased a property a long time ago before I met my husband and I still have this property in my own name. I now have an interest-only BTL mortgage on it. I’m a 40% taxpayer and my partner is a 20% taxpayer.  What options I have, specifically about tenants in common with my husband.

2) Self-assessment tax returns on rental properties are very complex. Are the costs of getting a property ready for renting tax-deductible allowances?

Questions for Tony in this episode include:

1) Is releasing money from equity more difficult due to the new Prudential Regulation Authority guidelines. What can I do to get around this?

2) Is government policy trying to drive out accidental landlords?

Questions for Tony in this episode include:

1) I want to run my business from home, can I claim household repairs on my tax return?

2) I have recently moved into a Private Rented house for the first time and my landlord is also a first time landlord. I’m claiming housing benefit and my landlord asked me to find out if he has to pay tax on my rent?

Question of the Month & Publications

How do I know that you’re not charging me for something I don’t need?

We will only take you on as a client if we should, not simply because we can. In real terms that means portfolio landlords who will see a return on their investment (our total professional fees) within an agreed timeframe, are already higher or advanced rate taxpayers, are about to become so because of S24 etc., or for such other business reasons that we agree between us.

What our clients say…

Less Tax 4 Landlords have been excellent in helping me restructure my property business in a more tax-efficient way and providing advice on possible future directions for growth and development, not to mention proper succession planning for the future. Certainly, they are keenly interested in helping landlords grow and develop their portfolios, being property landlords themselves. Without their dedication and diligence, all the new legislation designed to shut down small landlords in favour of big corporate operations would have stopped me in my tracks and put a bunch of struggling young professionals out of a home. Having all their expertise on call, is most reassuring, giving me confidence that I’ll weather whatever the government throws at us. .Thanks Guys, your effort is much appreciated.”
