Whilst our clients share many similarities, every landlord is unique and not all landlords we speak to are in a position to run a business or have current business plans which necessitate the level of professional support we provide.

For this reason we offer a simple 4-step engagement process, of which up to the first 2 steps will be offered free of charge to a potential client.

We do not ask for a penny until we have assessed your situation and concluded that we are both confident that you will see commercial value from your full investment with us.

Should you go on to become a client and join the LT4L Client Community, then our charges are structured on a clear and fixed fee basis for the work carried out (as opposed to a percentage of revenue or charge per property).

Christopher Bailey

Group Director

Chris Bailey is an entrepreneurial Chartered Accountant who has been involved in the property industry for almost 30 years. He runs five successful accountancy practices, a tax advisory company and a property Capital Allowance business.

Chris has over ten years experience of Capital Allowance claims and he has extensive knowledge of the complexities and challenges of property tax law.

His first role after qualifying as a chartered accountant was the group accountant to one of the largest private property groups in Yorkshire.   After moving back into private practice, over the next 7 years he built an accountancy practice that was eventually floated on the AIM market.

He and his wife own numerous buy to let properties and during the early 2000s developed an international property business.

Graeme Smallman

Graeme Smallman

Graeme has worked in and around property for 15yrs. He started his career dealing and onboarding clients, factfinding and giving holistic planning advice. The advice was focused on habitual finances but included specific advice on savings, investment, Tax, & insurance.

He moved into residential mortgage advice further developing a client base around property with Buy to Let properties, expanding into development and commercial lending, at this point he started consulting with external providers and lenders to help create future products troubleshoot and improve internal processes. This led him to be invited to give his opinion on potential market changes from government bodies.

Graeme is a Qualified Chartered Financial Adviser & Mortgage adviser ALIBF, Adv DipFA, AwPETR, CeLTCI, Cert CII (MP) meaning he is qualified to advise on managing Investments, long term care insurance, later life and retirement planning, final salary transfers, taxation, trusts, and tax compliance, as well as general investment advice, Insurance, savings, and finally lending advice including residential, BTL, commercial, and development finance.

An experienced Managing Director, Nigel has been with us since January 2018, spending 2 years as Head of Business Planning for the company before accepting the role as Group Managing Director effective January 28th 2020.

Co-owner of hands-on growth consultancy firm The Key 2 Growth (a founding company of Less Tax 4 Landlords and corporate shareholder of One Consultancy Group), Ben has been helping professional advisers maximise the positive impact of their expertise since 2010.

For the last 7 years in particular Ben’s focus has been on supporting landlords through the development of Less Tax 4 Landlords from a start-up venture between three companies to the award-winning and market-leading firm it is today.

Working very closely with top experts in their fields, Ben is well placed to provide insights from multiple authorities across different specialisms to provide the best advice and long-term solutions to clients.

As Less Tax 4 Landlords’ Head of Group Business Development, Ben’s aim is to ensure that we are in a position to offer clients and potential clients everything they expect, need and want from us in order to make their property business a success.

Ben also works with the marketing team to communicate our unique and growing service offering to potential clients.

Our Story

Founded in 2015

Following the tax changes announced in the 2015 summer Budget and recognising a gap in the market for joined up multi-disciplinary advice dedicated to helping landlords, Less Tax 4 Landlords was founded and incorporated in December 2015 by Chris Bailey, Malcolm Rose, Tony Gimple and their teams at The Bailey Group, The Key 2 Growth and Planned Succession.

In 2019 a SRA regulated legal practice was acquired and an FCA regulated business was setup as part of our plan to provide continuous improvement in the services we are able to offer our clients. Many of these services are now recognised businesses of the Less Is More Property Business Group.


In early February Less Tax 4 Landlords and the Less Is More Property Business Group announced the incorporation of One Consultancy Group Ltd.

These changes bring everything together under one roof and enable the Less Tax 4 Landlords client community to benefit from both SRA & FCA regulated services provided in-house.  Such new services vary from highly competitive fixed-fee offerings such as conveyancing, to a full inhouse mortgage advice capability, in addition to regulated financial advice and lifetime trust planning.

Now with everything at home under one roof, the Less Tax 4 Landlords Client Community can benefit from comprehensive and joined up specialist advice with the key individuals and businesses providing these services being variously authorised and regulated by the ICAEW (Institute of Chartered Accountants England & Wales), ACCA (Association of Chartered Certified Accountants), SRA (Solicitors Regulation Authority), FCA (Financial Conduct Authority), STEP (Society of Trust & Estate Practitioners) and SWW (Society of Will Writers).

Our Record

The government have made clear their desire to professionalise the Private Rented Sector, and everything we do is fully in line with this policy and is based upon current HMRC practice and guidelines.

With HMRC we have a 100% record on more than 700 submissions of client accounts and to date they have never failed to agree our clients’ tax returns.

Nonetheless, we carry Tax Investigation insurance, and up to £2,000,000 professional indemnity cover per case including tax due, legal fees, HMRC assessments and penalties.

We are a recognised supplier of the National Residential Landlords Association and work closely with iHowz, ATLAS and LLAS. Landlords attending our private events qualify for CPD (Continued Professional Development) points with the London Landlord Accreditation Scheme (LLAS) administered by the London borough of Camden.

In 2019 we were nominated by LLAS as well as independently by our clients for 2019 Best Landlord Service Provider at the Biennial London Landlord Accreditation Scheme Award Ceremony.

In 2020 we won Best Accounting & Tax Services at the Property Reporter awards by Property Reporter, a major property industry news site. The awards were sponsored by NRLA.

The LT4L Client Accounts Team working as part of The Bailey Group before [the merger with SKS] and restructuring of the One Consultancy Group in 2020, helped achieve Best UK Property Accountants 2020 in the Build Magazine 2020 awards, Accountancy Firm of the Year (51-200 Employees) at the North East Accountancy Awards 2019 and a nomination for ‘Mid-Tier Innovation of the Year’ category at the prestigious British Accountancy Awards. under Chris Bailey’s leadership.
